DUE TO THE 4TH OF JULY FALLING ON SATURDAY IN 2015, MOST HOMES ARE RUNNING FRIDAY TO FRIDAY AND SUNDAY TO SUNDAY IN JUNE, JULY AND AUGUST. ONCE A HOME STARTS ON A FRIDAY OR SUNDAY IT GENERALLY STAYS THAT WAY THE ENTIRE SUMMER. Please call to discuss this as some shifts may be possible depending on each home's calendar. In the summer peak months most lakefront homes on Douglas have a 7 NIGHT MINIMUM IN JUNE, JULY AND AUGUST. Some smaller homes, our studios, non lake front homes, and units on Cherokee can have lesser night stays. Generally 4 nights on weekends and 3 nights mid-week. You are welcome to inquire during the summer what homes can allow less than week stays. All promos, if any, are shown below for each month. THE RATES SHOWN ARE FOR 3 OR MORE NIGHTS without extra person charges, if applicable, in off season when prices are much lower. The 2 Night price can be higher to help cover cleaning costs (Additional charge of $30 per night, depending on dates and number of guests) where allowed. 2 night stays are allowed on a case by case basis. RATES DO NOT REFLECT ANY DISCOUNTS OR PROMOS. IF APPLICABLE, THEY WILL BE TAKEN OFF WHEN WE SEND YOUR INVOICE FOR REVIEW BEFORE CONFIRMATION. See banner or monthly notes for discount offers. Additional charges or deductions are also noted below in monthly policies or on Banner. No Extra Guest Charges for June, July or August. Extra guest fee in other months is $8 per night per person after the 6th guest when rates are much lower. Holiday Rates, SPECIALS and min. # of nights will be listed below for each month, if applicable. Holiday and Event weeks may have longer night stays that aren't advertised online. TAX NOT INCL. SPECIALS APPLICABLE TO NEW BOOKINGS ONLY. Banner offers cannot be combined with any other offers. Best rate will be given at time of booking. Call office for last minute special if there is less than 21 days till your arrival date. Although this is unlikely, we reserve the right deny a booking if this 3rd party calendar system rates show incorrectly for any reason. Each booking has $40 non-refundable damage waiver for bookings of 3 or more nights. $20 on 2 night stays. Taxes range from 9.75% on Cherokee Lake, 12.75% in Pigeon Forge and 13.75% for all homes on Douglas Lake. Pet fees and refundable pet deposit apply to all PET FRIENDLY homes. Homes not pet friendly will not accept pet for any reason other than verified service animals. NO SMOKING INSIDE IS ALLOWED IN ANY OF OUR HOMES! WE DO NOT BOOK FOR PARTIES. Weddings held at homes may have an additional usage fee. Holiday rates apply for minimum number of nights required for each holiday no matter what nights are chosen that take up one or more holiday night or holiday weekend date. All additional nights at the lower rate, if applicable.
